Areas of practice

Analysis before commitment.

Evaluate alternatives, examine constraints, and establish priorities before committing resources.

01 / Property planning

Define property priorities.

Develop a structured view of property objectives, infrastructure dependencies, and resilience priorities before defining individual projects.

Conceptual planning areas. Scope is tailored to the property.

What the planning can include
  • Research into options, dependencies, and constraints
  • Trade-offs and specialist questions to resolve
  • A phased sequence of recommended next steps

02 / Efficiency assessment

Evaluate workflow performance.

Assess one defined workflow, estimate the operational cost of inefficiency, and prioritize process, software, and AI options against the available evidence.

Illustrative workflow. Your assessment focuses on one agreed process.

What the assessment delivers
  • A current-state workflow map identifying bottlenecks, duplication, and delays
  • Opportunities assessed against the available baseline
  • A prioritized 30/60/90-day roadmap

Explore the dependencies

A property is a connected system.

Access, buildings, water, power, and monitoring influence one another. Explore their relationships in this conceptual model.

How we work

A defined analytical process.

  1. Define the decision

Establish the objective, the decision to be supported, and the constraints that matter.

  2. Agree on the scope

Confirm deliverables, information requirements, engagement boundaries, timeline, and fee.

  3. Review the evidence

Examine the agreed records and sources; distinguish supported findings from assumptions and unresolved questions.

  4. Set the priorities

Receive documented findings and prioritized recommendations within the agreed scope.

Before we begin

Engagement
information.

Review the assessment process, information requirements, confidentiality arrangements, and deliverable terms.

Explore the assessment
What happens before payment?

We complete a short qualification review, confirm the workflow and send a written scope. This is not a free full audit. Payment is requested only after the engagement is approved by both parties.

Do you need direct access to our systems?

Usually no. Most work can be completed with interviews and approved exports, reports, screenshots and records. Direct system access is used only when necessary and separately agreed.

Is implementation included?

No. The assessment identifies and prioritizes what to do. Implementation support may be scoped separately after the findings are reviewed.

What if no worthwhile AI opportunity is found?

The report will say so. The better recommendation may be a process change, a software configuration change, a control improvement or no action.

Are savings guaranteed?

No. Estimates are presented as ranges based on client-supplied evidence and stated assumptions. Actual results depend on implementation and operating conditions.

Can you sign an NDA?

Yes, a reasonable mutual nondisclosure agreement can be considered before sensitive material is shared.

Do you use AI during the assessment?

Yes, when authorized. AI supports analysis and drafting; it does not replace human review or evidence-based judgment.

Who owns the deliverable?

The client receives the final deliverable for internal use. Opesavara retains its pre-existing methodology, templates and general know-how unless a different arrangement is agreed in writing.

FOUNDER-LED · EVIDENCE-INFORMED

Research with a defined purpose.

Founded and led by Anjelica Mendoza, Opesavara provides structured research and planning for property owners and business leaders evaluating consequential decisions.

Each engagement begins with a defined question and an agreed scope. We examine the available evidence, make assumptions and limitations explicit, and translate findings into priorities that account for resources, constraints, and implementation dependencies.
